What is a Home Warranty?

A new home warranty is an insurance protection product that protects your home against damage caused by structural and other defects that might arise during the home building process. The warranty stays with the home, whether you are the original owner or subsequent buyer and typically lasts for 10 years.

Is a New Home Warranty Mandatory?

Requirements for home warranties vary by province. In British Columbia, Alberta, Manitoba, Ontario and Quebec, builders must provide home buyers with a third-party warranty. In the rest of Canada, the choice is left up to the individual builder. However, most lenders require new home builders to belong to a home warranty program in order to receive mortgage insurance on high-ratio loans (80% or higher). We provide a variety of warranties for one year, fifteen months, two years and seven years.

As you look at homes and get to know the builders in your community, consider the warranty carefully. You want to buy your home from a professional builder with a solid reputation, excellent after-sales service and a third-party warranty.
